A century-old warehouse in Louisville’s Portland neighborhood is being transformed into over 100 apartments, marking another major step in the area’s ongoing redevelopment.
The $35.7 million project, known as Liminal Louisville, will include four floors of residential units and 20,000 square feet of retail space on the ground floor. City loans, along with state and federal historic tax credits, helped bring the project to life.
Construction began this week, and developers expect the first residents to move in by early 2027.
Walter Shannon, who owns a nearby art gallery, said he has witnessed the neighborhood’s transformation over the past 25 years and welcomes the new addition.
“I am hoping this will continue,” Shannon said.
Liminal Louisville is part of a growing redevelopment trend in Portland. Nearby apartment complexes like Painter’s Row have already opened and are fully occupied.
Officials from the Louisville Downtown Partnership noted that new residential developments near Waterfront Park Phase Four and the PlayPort are attracting both locals and newcomers.
“To have a strong downtown, you have to have strong adjacent neighborhoods,” said Rebecca Fleischaker, Executive Director of the Louisville Downtown Partnership.
Shannon hopes the new project will inspire even more growth in Portland.
“We’re looking for more people to come that’s local, and I really believe that will happen now that these new residences are happening,” he said.
